About AssetPro

A small UK portfolio, run like a family business.

AssetPro Ventures is a UK-registered property company. We don't chase trends or speculative postcodes — we look for honest homes and well-located commercial space, in places where people actually want to live and work.

Every property we own, we underwrite ourselves and manage closely. The same team that buys it, owns it.

That means the maintenance gets done, the tenants are looked after, and the returns are what we said they'd be. We invest our own capital alongside the portfolio — so when we say we're in it for the long run, we mean it.

    Yield supports the mortgage, void cover and a maintenance buffer — stress-tested before we exchange.

    Hands-on management. Issues are fixed quickly so tenants stay and assets hold their value over a cycle.

    Off-market, agent-direct and auction. We see hundreds of properties a quarter to acquire a handful. Most go in the bin.

    Diligence

    Survey, legal, planning, area data and a real cash-flow model. Nothing skipped, nothing outsourced to a checklist.

    Acquire

    Sensible leverage, conservative LTV, lender terms that survive a downturn. Where useful, we transact in cash with proof of funds.

  4. 04

    Manage

    In-house oversight, fast maintenance response, careful tenant selection. The same team owns it that bought it.

    Report

    Clear monthly numbers — rent collected, costs, occupancy, capital position. No surprises, no dressed-up figures.

Who is AssetPro Ventures?

AssetPro Ventures Limited is a privately held UK property investment company. We acquire, hold and manage a focused portfolio of student accommodation, commercial property and strategic land — investing our own capital alongside selected long-term partners.

Will you buy my property?

Often, yes. We buy houses, HMOs and small commercial buildings directly from owners — usually off-market, on a defined timeline, with proof of funds. Send a short note with the address, sector and price expectation to [email protected] and we'll come back to you within two working days.

Where in the UK do you invest?

Across England, with a focus on locations near established universities and well-served commercial high streets. We avoid speculative postcodes and overseas off-plan stock.

Do you take outside investment?

We have selectively partnered with a small number of long-term investors. Get in touch if you'd like to understand our criteria — capital is always at risk and any opportunity would be subject to suitability checks.

How do you measure yield?

We quote gross yield (annual rent ÷ acquisition cost) for transparency and report net cash-on-cash internally. Both numbers are stress-tested against rate rises and a 10% void allowance before we acquire.

Do you sell properties?

Rarely. We are long-term holders. Disposals are considered only where a property no longer fits the strategy or where the capital can be better deployed.

What size partnerships do you consider?

We work with a small number of long-term capital partners. Tickets are sized to specific acquisitions; we don't operate a blind pool. Suitability and risk warnings apply.
